Closing Day
If you’ve made it this far—congratulations, you’re almost there. Closing day is the final step, but there are still a few important details to take care of to ensure everything goes smoothly.
Final Walk-Through
The final walk-through typically takes place the day before or the day of closing.
This is your opportunity to confirm that:
- The property is in the same condition as when you last viewed it
- All inclusions (appliances, fixtures, etc.) are still present
- Any agreed-upon repairs have been completed
- The home is clean and free of the seller’s belongings
While largely a formality, this step helps avoid last-minute surprises.
Utilities and Home Services
Before closing, arrange for utilities and services to be set up in your name, effective on closing day. This may include:
- Hydro (electricity)
- Gas
- Water (if applicable through the municipality)
- Internet, cable, and home security

Be Prepared for Last-Minute Details
Even at this stage, small issues can arise—such as delays, minor repairs, or documentation questions.
The good news is that these situations are common. Your REALTOR® and lawyer will work together to resolve any last-minute concerns quickly and efficiently, keeping the process as smooth and stress-free as possible.
Closing with Your Lawyer
In Ontario, your real estate lawyer handles the closing process—there is no escrow or title company involved.
Here’s what to expect:
- You’ll sign all final legal and mortgage documents in advance of closing
- Your lawyer will provide a statement of adjustments, outlining all costs (purchase price, taxes, prepaid utilities, legal fees, etc.)
- You’ll transfer the remaining funds (usually by bank draft or wire) to your lawyer’s trust account
- Your lender will send mortgage funds directly to your lawyer
On closing day, your lawyer:
- Transfers funds to the seller’s lawyer
- Registers the property in your name through Ontario’s land registry system
- Confirms the transaction is complete
Once everything is finalized, you’ll be notified that the deal has closed.
Receiving the Keys
Keys are typically released through the listing brokerage once the transaction is completed—often later in the day.
At that point, the home is officially yours.
